Gentrification occurs when investment in a declining neighbourhood raises property values and attracts wealthier residents, often displacing the existing lower-income community. While it can improve infrastructure and reduce crime rates, the social costs of displacement and cultural erasure remain a major concern for urban planners and policymakers.

Mixed-use zoning allows residential, commercial, and recreational activities within the same area, creating walkable neighbourhoods where daily needs can be met without long commutes. Proponents argue that this approach reduces traffic congestion, lowers carbon emissions, and fosters stronger community ties by encouraging interaction among diverse groups of residents.
